The Foothills subdivision is uniquely positioned within the
Prescott real estate market. Dramatic views and a close proximity
to town will always be very popular among buyers. Property values
have therefore been less impacted by the overall downturn of the
market that has taken place over the past 2 years.
As of this writing, the Prescott Area Association of Realtors (PAAR)
shows 3,185 active listings for homes and 3,625 for lots in the
greater Prescott area. These are significant numbers when compared
to inventory levels seen only a few years ago.
Market recovery is more likely to occur in neighborhoods like the
Foothills where it is not necessary to absorb excessive inventory
levels. Currently, there are only 2 active listing for homes and
5 active listings for lots. This suggests that the Foothills market
is reasonably healthy; especially when compared to most subdivisions.
Prescott is still a very unique and popular destination for many
fortunate retirees. Existing market conditions should be noticeably
improved within the next twelve to eighteen months. In the meantime,
strategic pricing and a sophisticated marketing presentation is
more important than ever.
